PREPARING YOUR CAPE COD HOME FOR SALE
Cape Cod Real Estate, offers this advice when preparing homes for sale on Cape Cod:
It's a fact that property on Cape Cod in top condition gets top dollar - and a faster sale. Whether you own a waterfront home on Cape Cod or have a Cape Cod condo for sale, there are some steps you can take before putting your property on the market.
Exterior
Remember that first impressions are important. Buyers often access photos of the houses for sale and select the property they want to see. Make sure the exterior of your home is in top condition by:
- Repainting the front door, if necessary.
- Keeping the grass cut, walks edged, beds weeded and shrubs trimmed. (Don't leave garden debris around. Rake up those leaves!)
- Remove toys and equipment from the yard.
- Close the grill lid, bulkhead doors and shed doors.
- Park your car in the garage and close the door.
Interior
Buyers look for homes for sale that are well cared for and bright. Help your home on Cape Cod to sell more quickly by:
- Removing the clutter! Display the full value of your living space.
- Clean the windows.
- Paint, if necessary.
- Replace all burned out light bulbs.
- Oil hinges, tighten door knobs and handles.
- Keep the stove and sink spotless! Clear off the kitchen counters.
- Make the bathrooms sparkle. Clean darkened grout and re-grout if needed around the tub or shower.
Before a Showing
Buyers can be uncomfortable if children, pets and homeowners are in the home during a showing. Vacate the home if possible. Show off your Cape Cod home to its best advantage by:
- Turning on all the lights (or let your agent turn them on) for the showing.
- Open the window coverings and put the shades all the way up.
- Turn ceiling fans on low speed.
- Close toilet lids, shower curtains, basement and closet doors.
- If it's a cool day, have a fire in the fireplace. If it's hot, turn on the air conditioning.
- Make sure your home is fresh for showings. Strong cooking odors can turn buyers away. Air out the home or use an air freshener if necessary.
